This project is a new construction home designed for a busy family. The client desired a mid-century home, but none were available in their first choice neighborhood so they decided to build on the acquired lot. The project captures the flavor of a mid-century home while simultaneously being a house of the 21st century.

The intent of the house was to integrate the home into the existing first growth suburb it is located within. This neighborhood developed post war and is comprised mainly of 1200-1600sf ranch homes. Over the past few years many of these homes have been torn down and replaced with larger new construction projects. These homes dwarf the remaining existing fabric. We chose to try and match the existing fabric in scale. The challenge here lay in the desire for a larger 4,000 sf home. We worked with the slope of the site to create a reverse split allowing for3 bedrooms an the main level, a bar lounge on the mid-level and an additional 2 bedroom suites on the lowest floor. This allowed the home to appear as a single story from the street. This section adjustment also allows for views over the new mid-level patio and its furniture to the landscape.

Not only is the house larger, but we took extra care in utilizing high performance building techniques. The home has a HERS rating of 52, which means it performs 48% more efficiently than a similar sized home built to base code requirements.
